Kitchens and baths are most of what we do. We also take on a select few built-ins, additions, and custom decks each year for people who specifically want our process. Those start with a design agreement, like everything else we build.

How a project begins

The design comes first.

Before we touch the room, you'll see the whole project decided: a drawn layout, a rendering, and every cabinet, counter, and fixture chosen and priced. The construction proposal is built straight from that design, from real selections with real prices.

Step One · No cost

First, we make sure we're the right fit.

It starts with a no-cost conversation about your project, your space, and your budget. We'll tell you plainly whether the project is right for us and roughly where the numbers are likely to land.

If it's a fit on both sides, we move into design.

Step Two · The design phase

We design it in full.

  • A top-down layout drawing of your new space
  • A 3D rendering so you can see it before it's built
  • Cabinet elevation drawings
  • A complete selection list: brand, model, style, and finish for cabinets, counters, tile, hardware, paint, and fixtures
  • A fixed-price construction proposal, ready to sign
  • Up to two selection meetings, at your home, our supplier's showroom, or on video
  • Up to three design revisions

Selections locked before we build
The design is yours to keep. If you decide not to build with us, the drawings, the rendering, and the selection list go with you, and any builder can work from them.
How we document your project

The whole job on paper before we start.

Every proposal Karl writes contains the same four things. Read yours and you'll know what you're paying for, what you've chosen, and how a change would be handled, all before you've signed anything.

A fixed price

One number for the scope we agree on, settled before the work starts. Not an estimate, and not an hourly rate.

A detailed scope

Every part of the job is spelled out: demolition, plumbing, waterproofing, tile, fixtures, finishes. You'll never have to guess what “remodel the bathroom” was supposed to include.

Every selection locked first

We guide you through tile, fixtures, and cabinets during design and lock every choice before demolition. The price you sign reflects the materials you actually picked, not placeholders.

What's included & what's not

Both lists are written in plain language. The exclusions and the terms for hidden conditions sit in the same document as the price, where you can read them before you commit.

Karl's proposals run long on purpose, so you can see exactly what your money buys. And when something changes mid-build, Karl puts the cost of the change in writing the same day, before the work happens.

Karl Hochstoeger

Karl runs your project end to end: the proposal, the schedule, the selections, and the numbers. All of it goes in writing where you can see it. He's been in construction for over twenty years, including a decade running new construction on big industrial sites, where a missed date or a sloppy document costs real money. Off the clock he's an amateur strongman and runner, an all-around athlete, and the rare builder who'll enjoy carrying down your old cast-iron tub.

Santos Vega

Santos has spent forty years designing and building kitchens, baths, and whole homes. He can lay out a kitchen standing in the old one, and he'll tell you straight which cabinet lines are worth it. Outside of work it's family: four kids and a crowd of grandkids.

Where our projects start.

We publish our starting numbers so you can decide whether we're the right fit before we ever meet. Your own price is built during design, from your exact scope and finishes, and it goes in writing before we start. Read these as starting points, not quotes.

Kitchens
$35,000 to start

  • New shower or tub in the existing layout
  • Demolition, dust protection & daily cleanup, all in the fixed price
  • Moving plumbing or going curbless moves the number up
Final cost comes down to your finishes and what's behind the walls. Moving plumbing, opening walls, and the surprises that come with an older home all factor in. We'll walk you through every one before anything is signed. If a layout idea isn't worth the money, we'll tell you. If your project is smaller than these numbers, we handle that through Client Care, a small-projects service reserved for our past clients; the rates are on the Services page.
